Strong objection to a gypsy traveller site at Birmingham Road (next to the Shell Garage)

It is green belt land and should be preserved. The access is onto a major road and would increase traffic hazards. Very close to heavily populated urban area and highly visible, so not in keeping with the locality and distracting to passing motorists. Local schools are already oversubscribed.

Kites Nest Lane site is much more secluded than this site and does not impact on as many people but has been declined previously so the objections must surely be the same and more for the Birmingham Road site.

Also concerned no local consultation meeting at Hatton Park. Residents would be adversely affected by this site and a meeting at Hatton Park should be in the consultation process so local residents are informed and can make their feelings known.

I would like to object for the following reasons explained in attached file
1. Traffic congestion when combined combined with the proposed housing developments.
2. Site safety. This is surely not the best place for children new to the area to play given the proximity to a busy road and a canal?
3. Given that this is one of the primary roads into Warwick which tourist's use is the site the best image for people to see on the entry into town?
4. Local amenities in Hatton Park are very poor and you going to introduce further strains on already overstretched resources.

Gypsy Sites

I have just noticed that around Hampton Magna there are more potential sites than anywhere else. I firmly object to land being purchased at Oaklands Farm Budbrooke as this site is on a very busy commuter main road. Entrance off the local road would be impossible as the canal bridge suffers from subsidence and totally unsuitable for heavy vehicles and is very narrow for caravans.

This is a rather prominent site on the Birmingham Road between Warwick and Hatton. Any gypsy site would be very visible and harmful by damaging the gap between Warwick and Hatton Park. The land is Green Belt.

This site is in the green belt where there is a strong presumtion against development. This does not seem to be a suitable development for green belt.
The site has a poor bus service and poor links to local health services and schools.
This area is on a busy two-way road that has been the subject of many accidents making access to the site difficult.

The site is not close to GP surgeries or schools It is in a very visible area beside the Birmingham Road, which would be difficult to screen leaving a poor visual appearance, and destroying the character of the area. Access and egress to the busy road would be difficult and dangerous from the site, particularly for lorries and caravans.

I object to GT19 development for the following reasons;

1, lack of local amenities/infrastructure, the local schools are already over subscribed.
2, It is in conflict with the character of the area, it is inappropriate development in green belt.
3, The local road network is already under strain, this will only increase that.
4, Noise pollution and disturbance.
5, Harm to landscape of the hatton locks.
6, It is not possible to integrate it into the landscape without harming the character of the area.

I object to this site for the following reasons.

- Road safety issue. Vehicles turning in and out of any entrance could cause accidents.

- Visual impact. Harmful to rural area and communities, including Hatton Locks. Conflicts with character of area. It would not be possible to integrate any site into this rural area.

- Increased traffic to an already congested Birmingham Rd at peak times.

- Lack of facilities for travellers. Schools are already over subscribed.

- Would be an appaling distruction of greenbelt.

- Noise and disruption to very close communities.

- Overpopulation and density of rural area.

The proposal is unsafe; the A4177 Birmingham Road is a very busy commuter route and there have been a number of serious accidents near this location over the years. It is not suitable for an increase in turning traffic in and out of the location.

The location is next to a very busy petrol station and is a busy junction. It is already difficult to turn into and out of Ugly Bridge Road because of volume of traffic.

This proposal would adversely affect the character of the area. It is a quiet rural environment

There are plenty of caravan and camping sites in Warwickshire already authorised to take touring and static vans for 1 night or several months. Existing laws prevent people being turned away on grounds of ethnicity. There are also many more pitches than the 30+ you are seeking to accommodate.

The site on Kites Nest Lane is in breach of planning law and was occupied in very bad faith (Bank Holiday weekend when the planning office was shut etc). To suggest legalising it sends a terrible message to the residents of that site and anyone else thinking of doing something similar.

The site near the Shell Garage in Hatton has been breaching the law for years with caravans being occupied on that site. To legalise this send a similarly bad message.

Very disappointed, this gives support to those carrying out illegal activities.

Suggest that sites away from main roads and which are not visible are used as they spoil the view of the countryside, remind people they are there. Birmingham Road site is completely unsuitable and will ruin this neighbourhood. (Sites on A46 are more suitable as not in full view of local population all the time.) Totally unfair to stick a caravan site on the main road for all to see. This is being forced on local people so choose somewhere out of sight.

House is immediately adjacent to Oaklands Farm Kennels and potential for unauthorised expansion of GT19 causes considerable concern. Anxieties fuelled by negative impact on property value and ultimately pension and retirement provision, but aware this cannot be taken into account.

However, other good reasons for objection are:

Birmingham Road (A4177) is a notoriously difficult and dangerous stretch of road. Speeds considerably in excess of 40mph limit and bend in road limits visibility for traffic joining at this point. Previous developments at Oaklands Farm have been rejected for these reasons.

A4177 is a major access road into Warwick. Permanent Gypsy site will be unattractive and not project a positive image to visitors.

The Grand Union Canal, recently upgraded towpath and Hatton Flight of locks is popular with walkers, family groups, canal cruisers and anglers. There is direct access onto the canal bank in at least two places from Oaklands Farm. The likely 'leakage' of property, noise and waste onto the canal bank or close to it would have an adverse impact on important features of the natural and historic environment and so would be contrary to the council's selection criteria.

Understand the difficulty in providing suitable facilities given the legal responsibility on one hand and a concerned populace on the other.

The site is wholly unsuitable as it is visually prominent and will devalue house prices and put people off buying houses in the area.

More importantly, there are real dangers as the access points are already extremely congested in rush hour and fast speeds make the site access inappropriate for large vehicles, cars and caravans. It is already a dangerous hot spot and adding families and children to the area who might visit the garage for groceries or cross the road to get to the recreational walkway directly opposite will make things worse. Someone will be seriously injured or killed. Council employees should witness on site the speed and volume of traffic when trying to cross the road. It is worse than the Kites Lane site in terms of the dangers and is a poorly thought through option.

These views are not meant to be discriminatory but just honest and valid.

Visual impact on main arterial road would harm Warwick's image and tourist trade; Traffic towing trailers and caravans, plant and machinery raise road safety issues; The Hatton Stairway of Locks runs along the back of the proposed site and would have detrimental visual impact on the image of Warwick; Site was previously subject to enforcement action, at public cost, for caravan storage and the grounds of objection remain relevant given increased traffic and population levels.

Object to proposed change of Oaklands Farm to Permanent Gypsy Site.

Oaklands Farm is opposite large residential estate, Hatton Park. Property values near a Gypsy site, permanent or otherwise, will reduce and by up to 40% based on current information.

Understand that current owner of farm had several planning applications, for business ventures and housing, refused, mainly because of poor access to the site from Birmingham Road. How will this be overcome to allow up to 15 permanent Gypsy caravans?

Birmingham Road is main road between Warwick and Birmingham and very busy with local commuters and many visitors to Warwick. A large Gypsy site with old vehicles and scrap metal is not a fitting advert for this historic town.

Building 31 permanent Gypsy sites around Warwick will at least mean no need to build 12,300 new properties as no one will want to live in Warwick!

Travellers at Kites Nest Lane have caused crime (and car/house insurance premiums) to surge, causing suffering for years. Hatton Park residents will take a strong stance against travellers should they arrive in our village.

Strong opposition to the traveller sites proposed in south west Warwickshire.

The basis for this objection is:

School Places - understand children from traveller communities will be given a higher priority when allocating school places but schools in the area would be unable to cope with any potential increase given the projected school intakes for 2013 - 2016 and the large extensions to family estates such as Chase Meadow.

GP Access - existing surgery is already stretched so concerned it cannot cope with the additional patients.

Infrastructure - concerned about additional traffic flowing through Chase Meadow estate and the need to police the speed limits on these unadopted roads. An additional turning on Hampton Road so close to an existing turning is a risk to residents' safety.

Aesthetics - having seen traveller sites in the past, they are a serious risk to the tourism economy for Warwick. The proposed Hampton Road and Junction 15 sites are key routes into Warwick and should be preserved. Also, the Hampton Road site will be visible to those attending the races.

Any further development to the small local community already located at the Birmingham Road will spoil their quality of life.This small group of houses has its own identity and has been present as long as the canal and railway.
Traffic on A4177 is already high. Introducing households with personal and commercial vehicles will create even more stress on road that is busiest A Road into town.
Will have negative affect on tourism in area with increasing tourist footfall. It is an important addition to the town after the castle.
Provision of local services will be made worse by any increase in development. Local surgery, and dentists, plus two schools are already at capacity;increase will negatively affect current users
Object to provision of housing or traveller pitches in the vicinity of the Birmingham Road, Warwick.

Feel this is dispicable.
Looking to move into larger house on the estate, however this may change as we don't need this type of site next to our community.
When travellers have come to Warwick in the past it has brought nothing but trouble, loss of earnings to local business as they have had to close and huge clean up costs.
I hope the MP's and Council can find some sort of sensible solution that means these sites are well away from our communities.

Strongly object. Site would destroy more countryside. The main road bordering it has appalling and dangerous road conditions. Would be an eyesore and wholly inappropriate and so likely to discourage visitors and tourists to Warwick.
