the site is unsuitable for animals or crops. the clay soil means the site is often waterlogged. Housing here would have no impact on the visual amenity and could enhance the area, with high quality design.

With visual splays, suitable access is achievable. the site is in close proximity to services and facilities and is on a bus route.
