The original master plan took no account of HS2. Any changes to the plan for the area should be subject to public consultation and approval. This is an sensitive site in the green belt which separates Stoneleigh and Ashow. It is adjacent to registered parkland and a grade 1 listed building. The advent of HS2 has a significant impact on the openness of the area and this must be taken into account before further development is sanctioned

The existence of HS2 should not be considered "very special circumstances" . The degree of development considered appropriate for the site in view of the listed landscape and buildings was defined in outline by the original masterplan . The impact of HS2 on the openness of the greenbelt should be taken into consideration if any changes to the Masterplan are proposed.
