Long Itchington already has a BUAB designed after extensive work between the PC and Stratford DC. If a redesignation of this boundary were to give the green light to unsuitable "infill" development this would be giving permission to speculative developers through the back door. The existing Neighbourhood Plans of all parishes must be respected. BUABs are there to stop urban spread in rural areas and villages. We urge you to think again.

There is the potential for unscrupulous promoters to use a definition of self-build for their site as it is believed that there is a greater likelihood of gaining planning permission. Once permission is obtained, we believe the developer would have no qualms in reverting to open market housing. There must be safeguards on SB sites so that, should no-one wish to buy the plot for self build, the developer cannot just sell-on the plot for open market housing.

APP/J3720/W/23/3333525 - April 2024 & APP/J3720/W/22/3298087 - January 2022. The land is in direct site lines of a valued landscape as identified in the LI Neighbourhood Plan

Site 446 - Land off Leamington Road. This land has been the subject of a Land Drainage Tribunal involving a resident, the Diocesan Board (landowner) and PC. Flooding issues persist at Green End and must be investigated thoroughly. Houses built here would have huge detrimental visual effect on the Green End playing field and the LILAC field - a place of tranquillity, nature, wildlife and biodiversity. Vehicular access is not straightforward. No access to the A423 and access via Green End, a cul de sac, is not viable. Consult WCC Flood team and Highways for more information.

Site 478 - Land West of Marton Road, Long Itchington. assessment states that 62% land is subject to surface water flooding. 99% within 25 metres of a potential wildlife site. These facts make the site unsuitable. Directly next to a Care Home, Greenways, which requires tranquillity. Vehicular Access not straightforward - directly onto a bend in the A423. Previous planning applications close by were refused on those grounds alone.

Site 633 Land at Debdale Farm, Long Itchington. Very large site north of a new development on Marton Road. Would encroach onto the countryside and increase housing dramatically to the north, spreading the footprint of the parish. Vehicular access would be directly onto an A road close to a bend. Assessment says 100% of site intersects with area of moderate visual sensitivity. Not a suitable location.

Site 469 - Land east of Marton Road. Directly behind a new development, Lilac View. In building the existing site (Lilac View) to the south of site 469, the developer had to change plans and build the houses on stilts to mitigate very serious flooding issues. Still have increased flooding in the vicinity affecting nearby Willow Grove houses very seriously. Not a suitable site. Access issues onto the main A423. Urban spread. Need to consult the WCC Flood Team and WCC Highways for information on localised flooding in this vicinity.
