This area is heavily developed with planned houses already in the pipeline. The current road network in this area is inadequate with lengthy traffic jams during peak hours. The Leamington Spa shopping center is within this area. There are frequent reports on social media about the shopping center’s car park being gridlocked and it taking up to one hour to leave it. Any additional strategic growth in this area will further urbanise the area.

Significant harm to the character of the landscape, heritage, and natural environment. Any additional building in this area will significantly increase vehicular traffic in and around Newbold Pacey and Ashorne due to the lack of rail connectivity. The minor roads into and out Newbold Pacey and Ashorne are not wide enough for two HGVs to pass at the same time. Added to this there are insufficient educational, medical/health facilities. New housing will lead to the depletion of the best and most versatile land resulting in an increase in flooding risk. Significant increase in traffic movements, impacting local roads around Charlecote and Hampton Lucy as well as Wellesbourne and A429. Similarly, the B4087 road will suffer significantly with additional traffic and have a significant impact on the conservation area of Newbold Pacey and the Oakley Wood Crematorium. This road is acknowledged as being a dangerous route with pinch points at Wellesbourne and the junction with B4100.
Impact on Green Belt and Rural Character: Developing SG15 could lead to urban sprawl, merging distinct communities, and eroding the rural character of areas like Bishop's Tachbrook. The Parish Council emphasises that such development contradicts previous plans aimed at preventing coalescence and preserving open spaces.

2) This area is close to Leamington Spa and will undoubtedly become a suburb of Leamington Spa as opposed to a standalone development.

5) Significant harm caused by major pollution and air quality caused by increased vehicle movements on A429 from Wellesbourne, University of Warwick Innovation Campus and mineral extraction site at Barford/Wasperton

7) The traffic already commuting to this area impacts upon neighbouring villages, most of which are small parishes with inadequate roads. There is evidence of rat running through villages on roads which are incapable of taking two-way traffic safely.

University of Warwick Wellesbourne Campus – the masterplan for this site will play a key role in the economic development of South Warwickshire bringing high-tech and innovative employment to the area. Careful traffic management will be required to avoid Hampton Lucy and Charlecote becoming rat-runs. All entrance and exit access must be via the A429. – SUPPORT

Wellesbourne Airfield – protect and enhance the flying functions of the airfield which must be continuous throughout any neighbouring development – SUPPORT.

***** It must be noted, if developments, X1, SG15 and SG16 plus the Warwick University site are approved, they along with the gravel pits near Barford and the Elms Farm Solar Installation in Newbold Pacey will effectively join Wellesbourne to Leamington and indeed Warwick; creating a new urban swathe across open countryside*******.
