Site 758 lies within proposed New Settlement Site A1 and is a partly developed site which would also now be classed as Grey Belt. The allocation of Site 758 for residential development is supported.
The current consultation does not carry sufficient certainty for the plan to move forward to Regulation 19 stage without a further chance to comment. There are too many options set out in the consultation.
It seems unlikely that plenty more sites will come forward in a further Call for Sites and sites that are already being promoted and available should be allocated.

The Plan is in 2 parts which means that our clients might not find out whether their site forms part of the plan for many years. The distinction between Parts 1 and 2 is unclear. Existing draft plans - such as the Stratford Site Allocations appear to be left 'hanging' in a state where they are not completed.

The plan looking forward 25 years is supported but it is highly unlikely that any significant contribution will be forthcoming from a new settlement for a decade. Site 758 is immediately available and could be assimilated into New Settlement A1.

The vision, principles and strategic objectives require a rethink and it is noted that the vision previously received a low level of support. South Warwickshire is characterised by urban areas and numerous rural settlements and the policies should better reflect that particular character - the principles could apply anywhere and imply there is nothing distinctly ‘South Warwickshire’ about them. A major omission is that the vision does not seem to give sufficient emphasis to economic growth. The over-arching principle should be concerned with supporting infrastructure ‘in the round’ and there should not be undue emphasis on transport as currently stands.

The primary purpose should be to meet the growth requirements expected of South Warwickshire in a sustainable way.

The plan appears to be fixated on strategic scale developments. These are important but a more balanced approach is necessary. There is also a strong ‘urban-focussed’ agenda but given the prevailing character of the districts, smaller scale developments, possibly linked together, could play an important role in this type of growth, be more easily accommodated without the need for strategic improvements to infrastructure. This is the case with the potential residential allocation of Site 758 and new settlement A1.

Site 758 lies within proposed New Settlement A1. It is a partly developed, grey belt site, with a favourable lower HELAA Part B score. It is in Flood Zone 1, has no BMV, is adjacent to new housing, has 2 safe highway accesses, adjacent to a wastewater treatment plant. It is an immediately available, guaranteed site for 60-90 dwellings, close to 2 railway stations, a primary school and could help support services and facilities in Tanworth in Arden and nearby villages. Residential development 758 would not have implications for the potential B2/B8 uses on the western part of A1.

This is a logical area for a new settlement given the provision of new housing in this site, and the availability and suitability of Site 758. It already has committed landowners and is not reliant on call for sites. Part would be highly attractive to B2/B8 businesses. It has no known constraints. It already has 2 bus services and 2 railway stations. Its proximity close to Tanworth in Arden and nearby villages will help support services and facilities. It is close to the conurbation, and for commuting, in addition to public transport, also has easy access to the motorway network.
