The proposed development for land to the south of Harbury Lane will completely surround the Park. There is concern that this will 'blight' the residents' homes and future resale will become very difficult, similar to the Myton Park, some 20 years ago.

Concern about the impact of the proposed development on the quality of life of the park's residents. Residents have chosen to live at Heathcote Park for its quality of the air, views of open countryside and the peace and quiet, and bird and animal wildlife around. The proposed development completely encloses the Park resulting in air, noise and traffic pollution and access problems. This will detract from the residents' quality of life.

We note that the option for a rural settlement was ruled out. We fail to see the difference between a rural settlement and the option to build 4200 houses and industrial units together on land on Harbury Lane and Europa Way; which will require a massive input of services, schools being just one requirement to sustain this development. Only 6% respondents supported high density development. This area was not in the most popular directions of growth.

Other sites should be considered for housing. WDC must consider Finham, Peugeot site at Ryton, Coventry Airport, the Arches area and a small number of homes in each village area to allow for local growth (not high priced executive homes. The latter could be achieved without strain on the existing infrastructure. Consider a small development of approximately 250/300 homes in the local area may be appropriate, possibly for elderly people.

Location of the majority of the development south of the River Leam and south of the 3 towns, our main service points for business, banking shopping etc. All access to the towns via 3 bridges over the river, creating acute congestion trying to access the towns. Estimated figure of 10, 000 extra traffic movements per day trying to access routes was suggested at one of the public meetings. How will additional traffic be managed? Council has not challenged this figure as there has no traffic management study undertaken. Requested that one is undertaken immediately

concern about the implications of the additional traffic on the accessing of emergency services. A risk assessment undertaken by the Fire Brigade assured residents that their timber built residents would not be at risk as the fire services were in reach on the site in 3 minutes. The additional traffic could compromise this safety limit. A similar concern is expressed about access to the ambulance services.
There is also concern about the impact of the development on sewage and waste water removal. Severn Trent should be consulted and the costs calculated.Difficult to consider without any infrastructure details.
