Good local and strategic road connections and access to public transport.
Site will address need, offering accommodation types satisfying local need and providing affordable housing.
Surface water runoff will be controlled and betterment over existing greenfield run-off.
Potential for creating additional surface water storage to prevent pluvial flooding along southern and north-eastern boundaries.
Site is readily available, suitable and developable.
