1. Previous planning applications in SG18 have not been supported by councillors.
2. High land of SG18 overlooks Bishopton, Shottery Conservation Area and the Racecourse and will irreparably damage natural surrouding views
3. SG18 is valued as green leisure space by existing residents
4. SG18 is too many miles from town centre to promote active transport
5. SG18 is segregated from town by a46 and the western relief road
6. There are better brownfield sites closer to the town centre including disused poor quality architectural retail space and SG19

Any development in SG18 would overwhelm Stratford's traffic situation and cause a disproportionate impact on the A46 and neighbouring roads. If development is to be delivered, the rail service needs to be improved and electrified and efforts need to be made into considering a full A46 relief road over the river to mitigate increased traffic flows. Development in SG18 cannot simply be housing - there is no retail out of town - by placing some retail here, there will be fewer single trips from the new Avenues developments into Stratford which impairs traffic flow.

Development would create a major detraction into the attractive open countryside providing an important setting to the town.
Being in greenbelt and periphery of the Welcombe Hills nature reserve with public right of way paths very close development would have a significant impact on all these elements.
A vehicular access to the A46 would be not feasible with no other access points available to this site. The local infrastructure in the town already struggles with the developments brought forward in the past 5-10 years adding to this without improvements will cause further problems impacting the reputation of the town.

I’m opposed to further development west of Stratford upon Avon. The town centre cries out for redevelopment but the only vision is to build on green fields around the town - a net biodiversity gain nightmare that is surely not achievable. A really bad idea with no vision or forethought which will worsen traffic, biodiversity and employment while doing nothing for the town itself.

This area is adjacent to Clopton Country Park and another field which is used for local recreation - left hand side at the top of Clopton road, just facing Clopton House.
This field and this park are home to considerable amounts of locally quite rare wildlife and my experience of this as a local residents has included the following:
Regular sighting of Barn Owls who use the field for hunting
Red Kites
Kestrels
Little Owls and Tawny Owls are heard regularly
Roe Deer and Muntjac
Stoats
Please do not develop adjacent to this wildlife haven!

I strongly disagree with further development of new housing in Stratford-upon-Avon. Any day of the week currently, there is massive traffic in the town, insufficient roads and infrastructure for number of residents living in the area. Because of the traffic, I limited my journeys from Shipston to the office in Stratford, as sometimes instead of 20 minutes it takes an hour due to number of temporary lights and traffic. Stratford should not develop new houses until the infrastructure will be improved.

Five sites have been identified in Great Alne, a relatively small village which has already seen the number of dwellings within the village double in the last decade. In addition to the serious flood issues that the village suffers from and the access/traffic issues associated with each site, we just don't have the infrastructure to accommodate the number of dwellings proposed. If the proposed expansions of Alcester, Bearley and Wilmcote proceed, it is difficult to see why more dwellings in Great Alne would be necessary or practical.

The household waste recycling centre at Burton Farm is an excellent facility, particularly with the shop that takes undamaged goods for re-sale. If SG 18 is going to be developed over this site a new recycling centre, at least as good as the current one, must be provided, and not just the one in Warwick/Leamington. Perhaps more than one, as it's quite a drive from just outside Hockly Heath to Burton Farm to dispose of waste responsibly.

This makes sense as it has good access to Stratford on Avon through existing infrastructure and to the trainline and bus routes especially as this is a tourist area and therefore new housing is needed for good employment opportunities
