This land is green belt which has has always served the purpose of separating the settlement of Hatton from warwick. It provides home to diverse wildlife and native trees.
This site is located across the Grand union canal and railway. Small lanes (Station road, Dark Lane, Ugly Bridge Road) provide vehicle access across these. The infrastucture to support heavy traffic including large construction vehicles simply does not exist and access to this land will always be resticted.
The railway service at Hatton is very limited with no scope for expansion. A new settlement based on current transport links is misguided.

It is already difficult to get a GP appointment at Priory.
We are applying for 6th Form 2025, and two have said that they’re unprecedentedly oversubscribed. One issued us with an early rejection, citing the number of applicants this year, despite our student having the required predicted grades for entry.

This site is valuable green belt, the area is unspoilt, with pristine countryside, including a strategically important long-established dairy farm. This all should not be lost. There is no advantage in terms of infrastructure, insufficient power and land drainage, country lanes which cannot support any increase in traffic and there is no access to the M40. The B4439 is completely unsuitable. As a narrow and hilly road with sharp bends and dips, greater traffic use would be dangerous. There are insufficient community facilities for retail, health or education, no employment opportunities locally and Hatton station is unsuitable to be expanded.

Hatton already takes a huge amount of traffic with the more rural communities travelling through to access the motorway network, Warwick, Stratford and Leamington. At peak times Hatton becomes grid-locked adding 15-20 minutes to a short journey. The proposal to add so many new residential properties will make this issue worse.

I travel regularly to the Hatton area to visit family. I am extremely concerned about the impact on the local roads with the proposed development as the majority of traffic from the proposed site will lead to the Hockley Road, Birmingham Road junction causing severe traffic congestion. When visiting the area I enjoy the walks through the greenbelt land and note that most is farmed land. I am concerned about the impact on the food production in the area for future generations.
