• High visual impact
• Situated in Grade 1 & 2 agricultural land currently actively farmed
• The school in Temple Grafton is already at capacity.
• There is no local secondary school within 2km walking distance and Alcester Academy is already over-subscribed.
• The roads are narrow and very busy especially past the TG school.
• A46 is already at capacity.
• No gas mains.
• Regular power cuts, sometimes several a day
• Limited mains sewerage
• Limited bus services
