Site SG10 – Bishop’s Tachbrook Group would have major adverse impacts, including increased carbon footprint, harm to listed buildings and loss of high-quality agricultural land. It contradicts the SWLP’s evidence-led strategy, as it is open countryside, lacks sustainable travel links and is not in an area of deprivation. The site’s multiple ownerships raise delivery concerns. Its development would lead to coalescence between Bishop’s Tachbrook and South Leamington and conflict with the Country Park policy in the Bishop’s Tachbrook Neighbourhood Plan. While it provides housing/employment land, its allocation is unsustainable and inconsistent with national and local planning policies.
