It is an entirely inappropriate location for a new settlement being remote from effective transport links and places of employment. Housing in this location will generate commuter traffic, cause traffic congestion, cause a loss of agricultural land and reduce the open land break between urban areas.

This is not in accordance with 3.1 Vision "well connected" and "well designed.

This is also not in accordance with 3.2 Strategic Objectives 3, 4, 5, 8, 10, 11 and 12.
