The development proposal is financially unviable, particularly in respect to infrastructure and is not compliant with the Governments Sustainability Policy. There are suitable alternative sites to meet identified housing needs which are more sustainable. Gerald Kells’ detailed statistical evidence should be seriously taken into account regarding overestimation of housing numbers. Transport infrastructure is insufficient and too expensive to improve. A new settlement will inevitably lead to catastrophic flooding. The proposal does not meet the ‘exceptional circumstances’ required to destroy Green Belt land. The erosion of cultural heritage would be an irreparable loss. Habitat and biodiversity will be seriously under threat.
