I absolutely do not agree with the proposed New Settlement Location BW for inclusion within the plan. As a young person, currently living in Wilmcote and working in Stratford upon Avon, I believe that the construction of over 6500 new homes will significantly negatively impact the village and other surrounding villages & landscapes in a number. I decided to purchase a property within the village 6 years ago because of the quiet, peaceful village location and the small local community. This will change drastically if the construction of over 6500 properties goes ahead. I believe that the people who have already invested and settled within the surrounding villages have the right to enjoy the communities in which they have decided to live in, for the reasons they've decided to do so. I currently work within residential estate agency and have done for the last 8 years so have a fair understanding of the impact of a new development of this size and nature has on existing properties within the close proximity. Many people look to purchase property within Wilmcote / Pathlow / Bearley due to the small, rural village community and therefore the construction of a 'village' right on the doorstep will undoubtedly have a negative effect on the price and desirability of existing homes and communities.
I am also incredibly against the construction of such a site on current Green Belt land. Other sites that have been proposed are not within Green Belt land and are therefore far more suitable. This proposed development would impact incredibly heavily on the natural countryside and wildlife habitats, which need to be protected as much as possible. The flood risk would also be severe as, as far as I'm aware, SDC already deem Wilmcote to be 'high risk' flood zone so building on flood plains and farmland that is used as soak away would threaten the surrounding villages.
As someone who travels to and from my place of work in Stratford 6 days a week, as well as for shopping / leisure / social / family reasons, my biggest concern of this development is the impact it will have on traffic and travel. Travelling in to Stratford at peak times, doing a 4 mile journey, can often take upward of 30 minutes at the moment. Adding traffic of over 6500 homes (likely a further 13,000 cars) will cause unmanageable and untenable congestion and make it almost impossible to travel to travel to and from work. I have to travel to work using my car as I need my car during work hours. The local train stations (Wilmcote and Bearley) are currently unfit to support a huge new settlement - neither Wilmcote or Bearley have a ticket office and Wilmcote has no parking and limited services. Adding a development of this size simply cannot cope without significant and extremely costly and highly disruptive improvements to infrastructure, roads improvements, traffic management and amenities (doctors, schools etc).
