B1 can be discounted in any case because it is a higher performing site in the Green Belt which cannot be made sustainable.
There are serious flaws in the way this review was conducted. Even though the potential new settlements had already been identified at the time of the Green Belt Review, they have been ignored for the purposes of the assessment.
It is very apparent that the amber rating given to the area in and around B1 and SG07 is incorrect.
The reliance placed in the Sustainability Appraisal and other technical evidence on the use of Hatton Station is based on a complete fallacy. If rail usage does not increase, then road transport WILL. This completely contradicts the stated desire for sustainable development.
The road network cannot cope NOW with the number of vehicles. The development of B1 is not remotely feasible without assurances that all the necessary upgrades would be a) funded properly, and b) be carried out with the minimum disruption to residents.
Providing safe active routes would be extremely costly and, in some instances, impossible to achieve without resorting to encroaching on private gardens and demolishing the Dark Lane canal bridge.
On what possible grounds would it be acceptable to destroy this portion of such a precious landscape?
