This proposal threatens protected Green Belt land without justification, reducing the gap between villages and extending development into the countryside. It will permanently damage the Arden Special Landscape Area, harm biodiversity, and destroy productive farmland. Infrastructure is already overstretched—schools, healthcare, and drainage cannot support further growth. The site is unsustainable, lacking essential amenities within a 20-minute reach. Increased traffic on unsuitable roads will worsen congestion and endanger cyclists. Access to valued footpaths will be lost, impacting community well-being. Site selection should be based on planning merit, not developers’ preferences. More appropriate, less damaging locations exist.
