-Much of the land around the recycling centre was used for huge waste landfill a number of years ago before the site changed to be a recycling centre. Therefore the surrounding land will be unsafe for housing and could cause substantial subsidence issues among other health and environmental issues.
-Near canal - could damage canal and wildlife plus flooding issues. Construction process could damage historic canal
-Near to railway
-This land has had a number of recent flood issues
-Land has historical relevance
