Site has some advantages, transport links OK (road + rail), closer to infrastructure/Stratford, north of Stratford - not impacted by road & river/bridge bottlenecks. Road from Bearley into Stratford does experience some congestion.
Several local wildlife sites would be impacted here - Newfoundland Wood LWS, Stratford Canal PLWS, River Avon LWS and Wood by Churchill.

Site not as poor choice as E1 (which is appalling from an access & transport links point of view & totally the wrong location for large development, surrounded by B roads), but there are better options for housing provision still.
