I have several concerns regarding the HELAS assessment of site 569, which I believe should be removed from the local plan. The site is only suitable for a dispersed development model, which has been dismissed. The assessment underestimates the flood risk, as areas beyond the site have flooded multiple times this year. It fails to recognise the importance of the greenbelt in preventing the merging of Leamington with surrounding villages and does not account for significant infrastructure limitations, including narrow access routes and inadequate transport options. Development here would be heavily constrained.
