I believe B1 and C1 should be preserved as valuable green belt countryside, not developed for housing. Key concerns include the unsuitability of the B4439 as an access road due to its narrowness and dangerous bends, the lack of existing infrastructure to support increased traffic, and the capacity limits at Hatton station. Development would harm local wildlife habitats and lead to significant loss of agricultural land, including a vital dairy farm. Additionally, local healthcare, education, and community facilities are inadequate for any population growth, making these sites unsuitable for a new town.

The agricultural field in B!1 in Hatton accessed by The Green and The Hockley Road (B4439) already has severe traffic problems and is dangerous and unsuitable for new development. It is important arable farm land. There would be significant degradation to Hatton Wood which is a beautiful wildlife habitat. There is no capacity at Ferncumbe school.
