I don't see how this can be built over without creating many problems for Henley in Arden. It might be practical to build 200 to 500 homes there, if the appropriate services can be provided. The services of Henley would not be able to cope with the increase in demand for doctors, schools, etc. If a new road could access the new housing and lead to a large enough car park for the station, it might be a practical solution, but still for the smaller numbers and not the proposed number of houses / residents.
