C1 Settlement – Objection Summary - the local infrastructure is already overloaded, additional housing on this level would create major issues and would not be viable – see examples below
• A34 – there are frequent issues on the A34 in Hockley Heath with daily traffic jams/junction hold ups during rush hour/school pick up. There have been many accidents resulting in traffic calming measures/cameras being necessary.
• M42 is the key motorway to the area and despite measures over the years including widening and conversion to a smart motorway – the sheer volume of traffic continues to cause regular issues.
• Rail - The Chiltern Line experiences frequent issues, delays and cancellations with station parking at Lapworth and Dorridge already over capacity – to increase pressure on this line is not viable.
• Community - Significant additional housing has already been approved on Stripes Hill, Knowle the impact of which will create increased pressure on the shops and services in Knowle and Dorridge. Parking in both these villages is already at capacity. With Knowle high street regularly at a traffic standstill.
• Water & Sewage Networks – As a resident of Lapworth we already experience issues as the sewers and local water treatment facilities are decades old and, in some places, already not fit purpose –Without a major investment and development of the water network – additional housing at scale could not be supported.
• Flooding – During winter months it is often difficult to leave the area as many local roads are seriously flooded. including - Old Warwick Road, Chessetts Wood Road, Grange Road, Chapel Lane – flooding reasons are complicated but often caused by field run off /no drainage capacity/ground saturation/water table levels etc – Meadow Lane experiences garage flooding as the water table rises, with heavy rain, and seeps in through the floor – Any housing development would hugely increase impervious surfaces in the area which could be catastrophic to both existing and new home owners.
• Other services – As a resident of Lapworth I have no access to the gas main, experience regular power cuts and my mobile phone signal is intermittent at best – in short this area does not have an adequate infrastructure to cope with the current population and considering adding 1000’s of new houses is negligent and would be detrimental to all.
