Inadequate transport network:
House owners on this site would have to be predominantly car dependent, this would result in thousands more vehicles on the surrounding roads, which are already overloaded
There would be increased traffic on the roads towards the M40 junction which is already very busy and dangerous with potential for an increase in accidents on this stretch of the motorway
The roads around the site (A425 and Fosse Way) are already extremely busy and new junctions on them undesirable
There are no local train stations and the proposition of new railway stations between Banbury and Leamington Spa are unlikely and not viable, economic, practical, or realistic despite the Leamington/Banbury line being adjacent to the proposed site
Public transport i.e., bus services are also currently limited
Our transport infrastructure in this area is already at full capacity
Impact on environment:
The proposed site is on a flood plain, the fields in the area frequently flood in the winter months
Extra development would overload the sewage network, and our drains are currently not fit for purpose now
Increased pressure on public services:
The local hospitals are already unable to meet demand with A&E waiting times increasing and beds in short supply
Our local GP surgeries are also at full capacity with appointments difficult to book in reasonable timescales
Although it is intended that the proposed settlement will have a school provision (primary and secondary), it will take time for these to be built
Other factors for consideration:
Planning permission has already been granted for a solar farm on part of the land, and this will seriously restrict access to this proposed housing site
Landownership is fragmented and none has shown interest in the possible development
In my opinion, the above points are reasonable reasons why this is not a good location for a proposed new settlement, and I am unable to think of any factors that make it a good potential site
I believe that the land to the west of Ufton – F1, should not be taken forward in the ongoing work to identify the final 3 sites for new settlements
