The houses along both sides of Luddington Road, between Stannells Close and the racecourse have long been classed as located in a flood plain for insurance purposes, even though they are not according to the flood map. These houses have been seriously impacted by the Shottery development and the creation of the new roundabout on the Evesham Road as the frequency and ferocity of flooding has hugely increased. Shottery Brook cannot cope with the water that now surges through it and people's gardens are being washed away by the frequent flooding.
Any further development will further increase the flooding in this area, which will also affect the racecourse - a business that the Council should be helping to thrive because it is a source of recreation for local people and brings visitors to the town.
Bordon Hill is visually very attractive as you enter and leave Stratford upon Avon. This will all be completely lost if it is developed. Both Stratford upon Avon's Design Statement and Luddington Village's Design plan state that the fields either side of Bordon Hill should be preserved/protected.
Developing this land will mean a loss of valuable, much needed agricultural land. This land is actually high quality agricultural land and should be protected at all costs.
Developing this land will set a precedent which will mean that there will potentially be further development on Bordon Hill, which would mean that Luddington, which is in a conservation area, would potentially be merged into the town of Stratford upon Avon.
A development at this site would be overbearing on the existing houses which it would, presumably, back onto. Some of these are bungalows and all have shortish gardens, There would be a complete loss of privacy and a huge increase in noise and light pollution for these properties. The new development would be elevated which would exacerbate the loss of privacy and light pollution for existing homes.
This site is extremely close to the racecourse meadow which is a site of SSSI. This meadow would also be affected by an increase in flooding if this site was developed and by an increase in light pollution. SSSI sites are supposed to be protected at all costs.
I can only really comment on this site because I have little knowledge of many of the others, although I would suggest that any development of Wilmcote/Bearley would be a huge mistake because it is beautiful open countryside and very accessible from the town for walking etc, so should be valued as such. It is easily accessible via the canal for walking and cycling and you are soon into open countryside. It would be a shame to lose that.
I would also like to suggest that the Council looks seriously at utilising existing empty houses/buildings before building new houses in open countryside.
