Adding up to 3000 homes in a small location is not conducive to the town in any form.
There is no train station and miles from the nearest.
The land to the east over the river is going to cause havoc to neighbouring areas and the volume of traffic is going to be dangerous, the bridge in town will not support the addition traffic, it is bad enough currently and can be dangerous when flooded.
There is no need for this amount of additional houses, infrastructure alone will cause issues with town likely to come to a complete standstill at any time let alone rush hours.
