I would like to make the following comments in relation to the preferred option site SG17 as part of the South Warwickshire Local Plan consultation

1. The proposed site is in Flood Zone 3 and a high risk flood plain for the River Stour. This site is not suitable for development
2. The site is in open countryside and any development would impact on biodiversity, flora, fauna & geodiversity
3. The site has 2 primary access points off the A3400 and B4035, both of which regularly flood
4. Any development on this side of the town would adversely affect the landscape and character of the area
5. The proposed increase in housing would seriously overload existing drainage systems which are already experiencing problems.

This specific site is not suitable for development and I question whether there is a local need for this size of residential development given the increase in housing off the Campden Road.

It seems to me that where housing development has occurred in south Warwickshire there is insufficient infrastructure and facilities such as doctors, schools, community buildings etc being built to support the extra housing. Rural housing specifically suffer from this lack of ‘joined-up’ development. The south Warwickshire quota for housing seems to have doubled as part of this new Local Plan, whereas the requirements for housing in the north of the county around the urban centres of Coventry & Solihull have been halved. This seems counter intuitive & should be discussed further.
