I am a resident of Shipston and am somewhat alarmed at the number of new builds you propose my concerns are as follows;
1) Traffic Congestion - Shipston is now a large town with small town roads, the bridge over the river is really only single lane and has foot traffic as well. As it stands, it is an accident waiting to happen and with more congestion this will only get worse. The roads are narrow as are the pavements with no space to expand. The junction at Green Lane is hazardous in all directions and will soon be made worse with the addition on the new Pizza restaurant the junction on the Darlingscot road onto the Fosse way is a nightmare. With no real public transport and limited job opportunities in the immediate area new residents will be reliant on their cars and nearby single track lanes that are used by cyclists and horse riders will become lethal rate runs.
Lack of Green space - Shipston is surrounded by green space that the inhabitants rely on as there is no sizeable public park, proposed sights (ref 148 & 747) are on such sites and Will yet again reduce options for walking/cycling without attempting to cross on the road bridge. The aforementioned sites plus 552 & 062 also I believe are within the 3km buffer zone of CNL (AONB)
FLOOD RISK - I probably should have put this first. With well publicised expected changes in our weather Shipston will remain an increasing flood risk. The new houses on the Norgren estate were meant to have their run off and grey water channeled into the reed beds that were installed. During wet weather it is noticeable that the only dry places are the reed beds because the developers ,in their wisdom, decided not to direct the water into the reed beds provided. Run off from yet more houses will not help this problem and the proposed sites 148 and 747 are sited on flood plains in flood zones 3 &2 and the Angela’s meadow site 062 is next to flood zones 2
Local amenities and services - the schools at Shipston is already over subscribed and has no 6th form meaning that once again more travel once your child reaches that age and need to go further in their education.
The Drs surgery I’d so outdated and small that my husband can barely fit through the doors in his small wheelchair. They were promised a new surgery with the last amount of building and yet they and the rest of the community have been let down again.

In conclusion and I could go on but somehow doubt you will even read this if you intend to go ahead with this the community NEEDS the following
1) A new purpose built Dr’s surgery.
2) A purpose built foot bridge over the river as a minimum and preferably either a wider or a second road bridge.
3)Another car park for all the extra shoppers or a bigger supermarket with its own car park ( I believe this was also meant to happen with the last lot of houses but again didn’t)
4) I would propose that as a sweetener to the people of Shipston that the area or at least part of the area of the fell mill site should be given over as a public park as it’s a flood plains in and totally unsuitable for building on.
