The HELAA report cites that the land proposed for development is of a higher than usual agricultural value and also, the landscape sensitivity of the area is high. It provides a buffer between Middletown, Studley and Redditch.

SA Objective 10 does not take into account, the already stretched NHS services in the area. SA Objective 12 takes no account of the fact that the local schools are already at full capacity with no room for further development, road access is poor and pedestrian access from Middletown could be dangerous due to having to cross the A448.
