I oppose development of SG05 for the following reasons:

The land slopes from the high ground of the Lillington Stud Estate to the River Learn and the streams that feed it. Periods of high rainfall are increasing due to global warming. Urbanisation contributes to flood risk. New developments cover substantial areas in impervious surfaces and drastically increase run-off rates. Farmland absorbs, retains and gradually releases heavy precipitations. Rainfall will increase flood risk as excessive rainfall would be channelled directly into the River Learn. This would affect the town centre of Leamington Spa and other potential flood-risk areas along the rivers Avon and Severn.

Development would generate significant additional traffic on unsuitable town centre roads. Access would be difficult to the employment and shopping facilities south of the town and to other local towns. SG06 would have better access via the A452 and A46 and is within walking distance of North Leamington School. Those attending from SG05 would substantially increase traffic during the school run.

SG05 contains long-established hedgerows and mature trees. It is an important area for wildlife, including foxes and badgers.
