What a pity you did not decide to pursue this further. Many other authorities embrace regeneration as a means to produce fantastic urban sites with fabulous buildings, centres of social engagement and provide culture and community. You are deciding to side step your way - this is a sad reflection of your priorities which seem to be more and more aligned to the interests of the developers and not the community.
