Access/egress to and from site onto heavily utilised road network would be unsafe.
No access to local community facilities by bus, cycle or on foot.
Loss of armland and rural employment.
Negative impact on village school reducing availability of places for long standing residents.
Fails to meet (current LP) policy criteria.
Material adverse effect on landscape and could not be integrated.
Site does not allow for peaceful integrated co-existence with local community.
Site has ecological value and environmental issues which do not appear to be have been assessed.
