-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy and loss of jobs
-Adverse visual impact on the rural landscape
-Distance and pressure on local amenities (GP Surgery) which there is no direct public transport link
-Concern over road safety as a lack of pavements and footpaths
-Site of historical importance as included in Archaeological Register
-Adverse impact on protected ancient woodland near to site
