-Distance from supermarket and GP Surgery, and extra pressure on local services/facilities
-Concern over road safety on Fosse Way, as no pedestrian infrastructure
-Damage to a site of historical and archaeological importance, near to a protected woodland
-Adverse visual impact on the rural landscape, due to size and irregular pattern of site
-Difficulty integrating to the local community due to remote location
-No existing utilities on site such as sewerage and gas, and it could place pressure on rural electricity supply
-Negative impact on local businesses (Warwickshire Exhibition Centre), causing damage to local economy, loss of jobs and tourism
