No convenient access to GP surgery, the nearest having no capacity for new patients.
Only bus stop is on grass verge on busy commuter route with no path to walk on and cycling hazardous.
Site is on archaeologicl register and is also historic tollhouse site.
Site could not be integrated into landscape without harming character.
Visual impact across valley gateway will be impaired.
Damage to wildlife habitat with site adjacent to ancient woodland.
