-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy and loss of jobs
-Concern over road safety accessing the site, due to traffic flow and potential hazard for children with proximity of the Union Canal and road.
-No existing utilities on site such as sewerage and gas, and it could place pressure on rural electricity supply
-Concern over feasibility of integrated co-existence, due to local conflict of interests and fewer current residents than new
-Adverse visual and physical impact on the rural landscape harming wildlife habitat and agricultural land
Loss of quality farm land.
