-No convenient access to local amenities, like doctors or dentist and would place extra pressure on limited services
-There is no direct public transport or footpaths resulting in road safety concerns over access to and from the site. Bus stop is on grass verge.
-No existing utilities on site such as sewerage and gas, and it could place pressure on rural electricity supply
-Concern over feasibility of integrated co-existence, in such a fragmented housing area
-Site of historical importance, included in Archaeological Register and near to protected woodland
-Adverse visual impact on the rural landscape from exposed location
