-No convenient access to a GP surgery or school and it would place additional pressure on nearby facilities
-There is no direct public transport or pedestrian link to nearest bus stop
-Issue of road safety accessing the site from Fosse Way, close to a busy junction and possbile noise disturbance from road
-No existing utilities on site such as sewerage and gas, and it could place pressure on rural electricity supply
-Adverse visual impact on the rural landscape
-Difficulty integrating to the local community as located in a remote location
-Damage to a site of historical and archaeological importance, close to protected woodland habitat
Concern over local liverstock bio-security
-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy, tourism and loss of jobs
