-Adverse visual and physical impact on the rural landscape from exposed location
-Concern over road safety on Fosse Way from vehicle access to the site
-Risk of flood
-No convenient access to a GP surgery or school and it would place additional pressure on nearby amenities
-There is no direct public transport access to the site, which could pose a road safety hazard
