-There is no direct public transport, footpath or cycle track access to the site, which pose a road safety hazard and difficulty accessing amenities/services
-Area at risk of flooding
-Concern over additional noise disturbance a urbanised environment in a rural location
-No existing utilities on site such as sewerage or gas, and it could place pressure on rural electricity supply
-Potential damage to protected woodland and biodiversity including endangered species
-Site of historical importance, included in Archaeological Register
-Adverse visual impact on the rural landscape
-Difficulty integrating to the local community as located in a remote location
-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy and loss of jobs
-Question traditional lifestyles contributing to sustainability
