-No convenient access to a GP surgery or school and it would place additional pressure on nearby amenities
-There is no direct public transport or footpath access to the site, which could pose a road safety hazard
-No existing utilities on site such as sewerage or gas, and it could place pressure on rural electricity supply
-Site of historical importance and close to protected woodland with endangered species
-Adverse visual and physical impact on the rural landscape from exposed location
-Concern over road safety accessing the site, due to traffic flow and potential hazard for children with proximity of the Union Canal and road.
-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy
Peaceful and integrated co-existence is not acheivable.
