-No convenient access to a GP surgery or school and it would place additional pressure on nearby amenities with additional houses too
-There is no direct public transport or footpath access to the site, which could pose a road safety hazard
-No existing utilities on site such as sewerage or gas, and it could place pressure on rural electricity supply
-Adverse visual and physical impact on the rural landscape from exposed location, harming the character of the area
-Difficulty integrating to the local community as located in a remote rural location
-Negative impact on local business (Warwickshire Exhibition Centre), causing damage to local economy amd loss of jobs
