No safe access. Fosse Way very dangerous road. Too expensive to upgrade or widen.
No utilities on site.
Ancient woodland. Protected species will be driven away by permanent dwellers.
Hedgerows will not obscure the site so highly visible in valley.
Prejudices on both sides will not lead to harmonious co-existence.
No evidence of integration into mainstream employment.
Impact taken together with Local Plan sites would add more pressure to doctors, schools and other services.
Impact on WEC and local businesses.
