-No convenient access to a GP surgery or school and it would place additional pressure on nearby facilities
-There is no direct public transport or footpaths to the bus stop and access to the site could pose road safety issues
-Area is prone to flooding
-Potential road and rail noise disturbance
-No existing utilities on site such as sewerage, gas, and it could place pressure on rural electricity supply. Also inadequate telephone, internet and mobile service.
-Adverse visual/physical impact on the rural landscape, in particular from Chesterton Windmill viewpoint
-Difficulty integrating to the local community as located in a remote location
-Negative impact on local businesses, causing damage to local economy
