When Warwick Technology Park was built the water table was disturbed and flooding on the Myton Road area occurred. If 1E were taken over by housing this situation would worsen.

One of the main accesses would be via Myton Crescent and The Malins which would struggle with the massive amount of traffic movement. At present traffic very slow at peak times.

Would have the problem of accessing the north of Warwick and Leamington Spa by one of only two bridges across the Avon.
