- increased traffic congestion
- adverse impact on road safety
- adverse impact on safety of playground
- adverse impact on village hall, play area, orchard, sports facilities and parking
- adverse impact of construction traffic on narrow road systems
- unsustainable site - lack of local infrastructure including public transport and schools will necessitate additional car use
- loss of green belt
