- alternative sites available closer to Coventry
- sites on edge of Coventry of lower green belt value
- reduction of gap between Leamington and Kenilworth
- adverse impact on landscape
- loss of farming land
- adverse impact on recreational amenity
- unsustainable park and ride
- P&R too close to Leamington - should be focussed on A46
- number of car parks in area
- unviable railway station
