- Local Wildlife Site at Hatton Park - wildlife and plant life would be adversely affected by development
- poor vehicular access to estate
- no significant local facilities or services
- Residents' Association own land that would be needed for access to site and would be unwilling to sell
- loss of recreational amenity
- road safety issues
- demolition and relocation of village hall access / car park will damage local amenity
