The area already suffers from flooding.

The local medical centre is at breaking point.

The highways are already suffering from traffic congestion this is exacerbated when there are any issues with nearby motorway or A road issues.

Development on the scale proposed will inevitably involve the Green Belt and result in 'urban sprawl.
