As per Draft Policy- J- Reducing Flood Risk: New development should be prioritised to areas of lowest flood risk, i.e. the areas that are least prone to flooding in event of a heavy rains or storms and must not increase flood risk elsewhere. This land is necessary to capture rainwater run-off, and will compromise existing infrastructure and housing nearby if built on. Thwaites in Cubbington/Welsh Road regularly floods and this will simply be exasperated downstream with this building proposition. The Gov.uk flood risk checker states the area as high risk already from surface water flooding, image attached.
